30 mortgage follow-up texts for every stage of a loan
Most deals aren't lost to a better rate. They're lost to a slow reply, or a client who heard nothing for three weeks and assumed you'd moved on. Here are short texts you can send today, from first contact to the closing anniversary.
Five rules that make any follow-up text work
A lead who hears back in minutes is far more likely to stay with you than one who hears back tomorrow.
One question per text, easy to answer in a few words.
Mention the house, the inspection, the move. A text that could go to anyone reads like a mass message.
A specific rate or payment in writing can bring in advertising disclosure rules. Offer a call instead, and follow your company's policy.
Stop as soon as someone asks you to.
New leads
Speed wins here. The goal is a short call, not a sales pitch.
Hi Jordan, it's [your name] with [company]. Thanks for reaching out about buying. Do you have 10 minutes today or tomorrow to talk through what you're looking for?
Hi Jordan, got your info from Dana. Happy to help. Are you hoping to buy in the next few months, or just getting a feel for things?
Just floating this back up in case my last text got buried. No rush at all. When's a good time to chat?
Totally fine if now isn't the right time. Want me to check back in a month or two?
Quick one: are you buying on your own, or with someone I should loop in?
Getting pre-approved
Make the paperwork feel easy, and tell them exactly what's next.
Great talking today! Here's the short list of what I'll need: [list]. Send them whenever you can and I'll take it from there.
Got your pay stubs, thank you! Just waiting on bank statements and we're in good shape.
Your pre-approval letter is in your inbox. Send it to your agent and let's go find the house.
Checking in on the documents. Anything I can make easier on your end?
If anything changes with your job, or a big purchase is coming up, give me a heads up first. It can affect the approval.
House hunting
The stage where buyers drift to another lender. Stay useful, not pushy.
How did the showings go this weekend? See anything you loved?
If you find a place you want to offer on, text me the address and I'll update your letter the same day.
Happy to run numbers on anything you're looking at. Just send me the listing.
I know the search can drag on. Still at it, or taking a break for a bit?
Saw a few new listings in [area] this week. Want to grab 10 minutes and look at your options again?
Under contract
Update before they ask. Nobody should have to text you "any news?"
Congrats on getting under contract! Here's what happens next: [steps]. I'll keep you posted at every step.
The appraisal is ordered. I'll text you the moment it comes back.
Good news, the appraisal came in! Next up is final underwriting.
Underwriting asked for one more thing: [item]. Can you send it over today?
You're clear to close! [Agent], they're all set on our end.
Closing day and the week after
The moment they're happiest with you is the best time to be remembered.
Big day tomorrow! Bring your ID, and let me know if anything comes up.
Congratulations, homeowner! It was a pleasure working with you.
How's the first week in the new place? Unpacked yet, or still living out of boxes?
If you know anyone thinking about buying, I'd love to help them too. A text intro is perfect.
Your first payment details are on the way from the servicer. Reach out if anything looks off.
Past clients and realtor partners
Your next deal is already in your phone. Stay in touch like a person, not a newsletter.
Happy one year in the house! Hope it's treating you well.
Rates have moved since you closed. Want me to take a quick look at whether a refi makes sense?
Hi Dana, quick update on the Ortiz file: the appraisal came in and we're on track for Friday.
Thanks again for sending the Parks my way. They're pre-approved and out looking this weekend.
Happy Friday! Anything coming up I can help your buyers with next week?
Templates get you started. Timing wins the deal.
The hard part isn't what to say. It's remembering to say it. Followkeeper watches your Messages, tells you who's waiting on you, and drafts follow-ups like these in your own voice, from the real conversation, right when they're due. Nothing sends until you approve it, and it goes from your own number.
